What will I own?

You purchase your home on Lease for 99 years. Your name is placed on the Title deed of the land. The decision to move to a supported living environment is made so that you do not have to worry about all of the chores associated with owning your own home and any capital expenditure. Leasehold allows this to occur. The Retirment Villages Act provides that the scheme operator is entirely responsible for the replacement of capital items in the neighbourhood and the provision of service for operating the neighbourhood according to the requirements of the legislation and the agreement with the resident. Leasehold is also cheaper with no stamp duty levied to the same extent as Freehold and is also secure as the Lease is registered with the Department of Natural Resources.

How much will it cost to buy a unit?

Homes start from a low $258,000 up to $365,000

How much do I, or my estate, get back when I leave the neighbourhood (exit fee)?

When you leave the neighbourhood, the value of your unit will more than likely have increased. Upon resale of your unit, you are refunded an amount calculated as a percentage of the resale price.

An exit fee is payabe when you leave the neighbourhood. The exit fee is calculated at 10% of the selling price of your Home for the 1st year and 6% thereafter for a maximum of 6 years and is capped at 40%.

The scheme operator is entitled to a return on the capital investment outlaid to develop and operate the neighbourhood in accordance with the Public Information and Resident agreement.

The fee ensures the operator continues to provide the services, manage the neighbourhood, and ensure asset maintenance and replacement of capital items forever.

How much will it cost me each week (General Service Charge)?

Generally neighbourhoods are known as a "resident funded" neighbourhood. The General Service Charge is calculated according to the "actual cost" of operating the neighbourhood. There is no profit or return to the scheme operator in this charge (this is a legislative requirement). Therefore the charge accurately reflects cost recovery from the resident. In community developments that are not governed by the Retirement Villages Act, the developer adds a profit margin to the weekly fees - commonly known as a Body Corporate fee. This is not the case with a registered retirement neighbourhood. The weekly fees vary depending on unit size.

What is covered in the weekly fees?

The weekly levy includes management and administration of the neighbourhood, gardening and general maintenance, recreation and entertainment facilities, emergency call response, security, accreditation, rates, taxes and insurance.

Where do I park my car?

There is amply car parking available in the neighbourhood for you to park your car.

Do I have to join in the group activities?

No, if you don't want to do the group activities organised by our activities manager, you don't have to.

Is there extra storage for me?

Yes, there is extra storage in our communal area or we could arrange storage with local companies (cost is extra).

Can my family/friends stay?

Yes, your family and friends are welcome to stay with you in your unit.  Family and friends can stay for a maximum fourteen day continuous period.  If you wish to have guests for longer periods Management must be notified.

Is there a Library on site that I can use?

Yes, the Leisure centre incorporates a library where you can read and borrow books.

Can I go on holiday leaving the unit empty?

Yes.  However, it is a good idea that you advise Management that you will be away so that they can keep an eye on your unit for you.

Is there Computer facilities?

Yes, there is a computer room with internet access provided in the Leisure Centre.

What happens when I can no longer look after myself?

This is what makes Tall Trees unique from traditional retirement villages.  Tall Trees has Personal Care Service Packages that residents can access; these can be upgraded at any time.  You do not have to move into serviced apartments to receive care.  Staff will assist residents by sourcing any services that are not included in the Personal Care Service Packages (each case will be assessed individually).

Can I make changes to my unit?

If you wish to make changes to your unit you would need to contact the Manager who will provide you with an Additions and Alteration application form.

Will my furniture fit into the unit?

When moving into Tall Trees you will need to consider what furniture you will be bringing, as the units will be more compact than your home.  This is the perfect time to give your family the treasured items that you are planning to give them at some time in the future.  We can also assist you in putting together a brand new furnishing package similiar to the one in our display unit.

Can I have a pet?

Yes, if you wish to bring a loved cat, bird, fish or dog this can be arranged subject to conditions. The Neighbourhood Manager is responsible for making decisions regarding the admission of pets.

Can I do the gardens around my unit?

Yes, however there will be restrictions applying to any flora that you might wish to plant and you need prior permission from the Manager to put in plants that may grow higher than two meters.

Can I receive rent assistance?

You would need to contact Centerlink to seek this information, as rent assistance is regulated by them.

Can I order and pay for meals for friends and family?

Yes. Your family and friends are welcome to have meals at the neighbourhood. For catering purposes it is important that the kitchen is notified well in advance if you are having guests.

Can my family manage my medical needs?

Yes. If your family wish to assist you, however, because of our duty of care, we ask that we are kept informed as to changes in your condition, medication or treatments. This information will enable us to provide assistance in an emergency when your family are not available. This information should be given to the Neighbourhood Manager.

Do you have 24 hour emergency assistance?

Yes we do. All staff are trained in first aid. We have an emergency alarm system and staff have a duty to respond to any alarm. Alarm activation points are in your unit and also in appropriate common areas of the Neighbourhood (leisure centre, pool etc.) To ensure 24 hour coverage there is staff on site 24/7.

Do you have a doctor visit the neighbourhood?

Local doctors in the area have been advised that we will be encouraging them to use the facilities within the neighbourhood to see residents.

Do you have a hairdresser visit the neighbourhood?

There is facilities onsite for a hairdresser. There is also a hairdresser in the shopping centre's close to our neighbourhoods.

What type of activities do you offer?

We have a wide range of planned activities within the Neighbourhood for residents, these include bus trips, concerts, bingo, BBQ's, water aerobics, indoor carpet bowls etc.
